TOUR & FIND WHAT YOU WANT

Continually apprise you of new inventory through email and/or phone calls

  • Inform you of shifts, and economic and political developments the may influence the residential market.

A LOAN

Put you in touch with qualified, professional lenders who can help you define how much house you want to buy

  • Help you realize all financing options and how they might meet your needs.  My husband is a CPA and regularly offers my clients analysis at no additional cost.  It’s an added layer of service and expertise that helps people make good decisions with real estate.
  • A pre-approval letter strengthens your offer.  It basically says that the lender expects (based on your credit, income, and your debt ratio) you have a reasonable chance to obtain a loan.  It’s written up to a certain dollar amount and demonstrates due diligence on your behalf.

PURCHASE AND SALES AGREEMENT

In Washington this is the contract and is first initiated by the Buyer.  It consists of 5 pages with the 1st page being completed by the Buyer.  It outlines details such as the price you wish to offer, earnest money, financing, date of possession, and many other details… much of which may be negotiated.

  • Pages 2 and 3 give detailed explanations of page 1.  Page 5 is a signature page including a Mutual Acceptance; the date by which time periods for contingencies begin counting off.
  • Other addenda may include:
  1. Lead Based Paint (if the home was built prior to 1978)
  2. Mold – Seller must disclose knowledge of the presence of mold if it exists
  3. Buyer’s Home Sale – If  you need to sell a home before buying another one this outlines time periods and how competing offers will be handled.

PRESENT THE OFFER

It’s my practice to present the offer in person to the Seller (if permitted).

NEGOTIATE THE BEST PRICE & TERMS

I will continuously and aggressively represent your interests while maintaining the spirit of the contract.

ATTEND THE INSPECTION WITH YOU

A critical juncture in the transaction… the house will either go to escrow or the contract may end due to unresolved inspection items.  I will negotiate repairs between Buyer and Seller (thru his/her agent).

INSURE COMMUNICATION WITH ALL PARTIES

Coordinate activities and provide documents for lender, appraiser, inspector, escrow, Seller and yourself.  Insure timelines are met and duties performed to fulfill the contract terms.

ATTEND THE CLOSING WITH YOU

This is helpful in the event of a last minute glitch or to answer questions you may have.
